Tenants In Nigeria To Pay 6 Percent Stamp Duty – FIRS

Landlords and property agents have been asked to charge six percent Stamp Duty on all tenancy and lease agreements by the Federal Inland Revenue Service (FIRS).

Landlords and property agents were given the directive by the tax agency’s Director, Communications and Liaison Department Abdullahi Ahmad on Wednesday July 22. They are expected to remit such collections to FIRS “so that they do not run foul of the Stamp Duty Act.”

Ahmad said:-

“Property-related transactions like tenancy or lease agreement fall under the Ad Valorem category of the stamp duty which attracts six per cent duty payable in percentage of the total value or sum of the tenancy or lease.

“The burden of payment of the six per cent lies on the beneficiary of the tenancy or lease agreement, whom the Stamp Duty Act identified as the tenant or renter.

“The responsibility of collection and remittance fall on the landlord or agent in charge of the property for lease or rent. The party making the payment shall have the obligation to account for the applicable stamp duties.”


Other Stamp Duty types and their rates include Appraisement or Valuation of Property , 5 per cent; Certificate of Occupancy and Partnership, N1,000 flat rate; Gift of Land, 1.5 per cent and Legal Mortgage, 0.375 per cent, Legal Mortgage (Upstamping), 0.375 per cent; Deed of Conveyance or Transfer on Sale of Property, 1.5 per cent; Memorandum of Understanding (Related to Land, Sales, Joint Venture, Surrender, Subdivision Agreements, 1.5 per cent; Power of Attorney (Irrevocable/Land Related), 1.5 per cent and Sales Agreement, 1.5 per cent.

The Stamp Duties payment is backed by the Stamp Duties Act (SDA) 1939 as amended by numerous Acts and various resolutions contained in the Laws of the Federation of Nigeria. The SDA also provides a list of documents in its schedule and the duty payable on each.

Woman robbed of her baby and thrown into septic tank is rescued after three days

  A woman has been rescued from a septic tank three days after a man who stole her baby from her threw her in there.   The nursing mother, named Mrs Chizoba Eke was pulled alive but injured from the septic tank of an incomplete building located in Igwuruta, Ikwerre Local Government Area, Rivers State.   Her attacker, simply identified as Chinedu was apprehended when he tried to traffic her six months old baby through Omerelu, Rivers border with Imo State.   Mrs Eke, the nursing mother was kidnapped from her home with her baby on August 17, 2020, and forced into a septic tank after a severe assault by her abductor.   The husband of the victim, Mr Eke, also alleged that Chinedu had attempted to rape his wife when she was pregnant with the newborn.   Mr Eke said, “I was invited by the police to come and identify our baby, having lodged a complaint when both my wife and baby went missing.   Police officers are on the lookout for anyone with information about a set of goats that 'hijacked a police car in broad daylight'.   In the words of the Isle of White, UK police officers, they are in the hunt for some badly behaved 'kids' who damaged their vehicle and are appealing for witnesses.   According to police, the goats were pictured standing on top the police vehicle near Newport on Wednesday afternoon August 19, as Police had been called to the area after an unexploded bomb from World War II was discovered.    The police called the Royal Navy Explosives Team, travelled from Portsmouth to help destroy the unexploded bomb.     The officers, after detonating the bomb, then returned to their car only to find their car damaged by the 'hooligans'.     The police are now asking if anyone can recognize the goats from the picture.    A police statement published on the police department's official Facebook page said: ‘In a...

UK high commission to replace expired visa for free for Nigerians as it restarts operations

Lady arrested for staging her own kidnap says she did it to test her sister's love for her (photo)

A 37-year-old woman, Torkwase Queen Ayakpa, who was arrested by men of the FCT police command for staging her own kidnap, says she did it to find out if her sister loves her.   Ayakpa was one of 24 suspects paraded by the Federal Capital Territory (FCT) police command for various offenses on Wednesday, July 29.   Ayakpa, who is a hairstylist, conspired with one Fidelis Ikule, 36, to stage her kidnap. She told the police that she also did it to extort N20, 000 from her sister because her hairstyling business was no longer doing well due to the coronavirus pandemic.   Ayakpa, a native of Benue state and Fidelis, were arrested after the police traced the calls they were making for the ransom to Fidelis's house in Mashafa Village, Mpape, Abuja, where they were holing up.
